STATEMENT OF JODI LANGFORD, CERTIFIED RESIDENTIAL APPRAISER AND OWNER OF CAPEWAY APPRAISAL SERVICE

I am the owner of Capeway Appraisal Service, which I established in September 2005. I hold Massachusetts Certified Residential Real Estate Appraisal License #70935. My office is located in Sandwich, MA where I have lived for 11 years. I have been a full time real estate appraiser since 2003.
I am a qualified appraiser under the guidelines of the Pension Protection Act (Public Law 109-280) because of my background, experience, and education, and have demonstrated competency in valuing all types of residential real estate for estate and gift tax purposes. I certify that I have not been prohibited from practicing before the IRS at any time.
I provide appraisal and consulting services for a wide variety of purposes, including:

I specialized in complex and/or high-end waterfront property on Cape Cod, and the islands of Martha’s Vineyard and Nantucket.
In addition to my Certified Residential Real Estate Appraiser License, I received a MA Real Estate Salespersons License in 1985, and a FL Real Estate Salespersons License in 1994. I have been also been approved by the FHA.
All of the appraisals I have performed have met with the approval of the applicable regulating bodies. None of my values has been disallowed by the MA Department of Revenue or the IRS.
I have successfully completed over 17 specialized courses and seminars relating to the real estate and real estate appraisal profession.
Clients for whom I have prepared appraisals or provided consulting services within the past five years include over 200 banks and lending institutions, and numerous private clients, attorneys and accountants.
I have performed over 800 appraisals,177 of which are over $1,000,000, including 75 appraisals in the $1,000,000 to $2,000,000 range; 26 appraisals in the $2,000,000 to $3,000,000 range; 12 appraisals in the $3,000,000 to$4,000,000 range; 4 appraisals in the $4,000,000 to $5,000,000 range; one appraisal in the $5,000,000 range; 2 appraisals in the $6,000,000 to $7,000,000 range; and one appraisal in the $8,000,000 to $9,000,000 range. Many of these properties are saltwater front and/or located on the islands of Martha’s Vineyard and Nantucket.
